These terms outline the basis on which bookings and stays are managed. Full booking details and any additional terms will be confirmed at the time of booking.

Bookings

All bookings are subject to availability and are only confirmed once accepted and confirmed in writing. Booking details, including dates and property, will be outlined in your confirmation email.

Payments

Payment terms, including any deposit and balance schedule, will be provided at the time of booking and confirmed in your booking confirmation.

Damage and responsibility

Guests are responsible for the property during their stay and are expected to take reasonable care. Any damage or issues should be reported as soon as possible. Additional charges may apply where damage occurs.

Cancellations

Cancellation terms are provided during the booking process and form part of your booking agreement. We recommend reviewing these carefully before confirming your booking.

Stay requirements

  • Minimum stays may apply depending on the time of year.
  • Changeover days are typically Friday and Monday for Dairy and Barley Cottage.
  • Full week bookings may be required during peak periods.

House rules

  • No pets are permitted at the cottages.
  • No smoking inside the properties.
  • Please respect neighbouring properties and keep noise to a reasonable level, especially in the evenings.

Security Deposit

Guests are required to provide valid payment card details which will be securely retained for the duration of the booking and for a reasonable period following departure. We do not take a security deposit payment at the time of booking. However, a security deposit of up to £350 may be charged against the retained card details in the event of damage to the property, excessive cleaning requirements, missing items, breaches of house rules, or any other costs incurred as a result of the guest's stay. Where possible, guests will be notified of any charges and supporting information may be provided upon request.

Liability

We aim to ensure your stay runs smoothly, however we cannot accept responsibility for circumstances beyond our control, including weather, travel disruption, or third-party services.
